When is the best time to sell my Show Low home?

The Show Low real estate market shows distinct seasonal patterns. Spring (April-June) and early fall (September-October) typically see the highest buyer activity, as families prefer to move during school breaks and before winter weather arrives. However, timing also depends on your individual circumstances and current market conditions. A well-priced, professionally marketed home sells successfully in any season.

What are closing costs when selling a Show Low home?

Typical seller closing costs include real estate commission (5-6% of sale price), title insurance and escrow fees ($1,000-$2,000), minimal transfer taxes, HOA transfer fees if applicable, prorated property taxes, any agreed-upon repairs or buyer credits, and payoff of existing mortgage(s). Rick provides a detailed net sheet showing estimated proceeds before listing.

Should I make repairs before selling my Show Low home?

High ROI improvements include fresh neutral paint, updated fixtures and lighting, new carpet or refinished floors, enhanced curb appeal, and modern bathroom updates. Rick provides a pre-listing consultation to identify improvements that maximize your sale price without over-investing. Some homes sell best 'as-is' while others benefit from strategic updates.
